    Question from Bruce Kosbab - Keystone Gulch

    What security monitoring systems and/or services do you use for monitoring public areas of your HOA property?

    As an aside, the reason I am asking this is that the motor vehicle theft that Sheriff Fitzsimons mentioned at the KOA Annual Meeting pertained to the theft on July 2nd from one of our owners of a brand-new F150 pickup truck parked in our Keystone Gulch condo parking lot.  There were apparently 6 other vehicle thefts or break-ins that night.  Another occurred last night in Summit Cove.  Because we do not have any security monitoring in place, we were not able to provide the Sheriff's office with any useful information regarding the theft.  So, it's high time we prepare for the next time this happens.

    I was able to provide 2k video footage of this series of incidents to the sherriffs office from the Slopeside garage.  My company (SummitCove Lodging) rents space near the garage from the HOA.  I use an Arlo camera system.  It's maybe not the most ideal system to use, but it works pretty well and is reliable.  It does cost a monthly fee for cloud storage depending on the number of cameras.  

    It should also be known that there have been cases of homeowners in other states that have had security cameras on pool areas that have been found liable for a variety of reasons. 

    • Privacy all renters might need to acknowledge or signs might need to be posted about video recording.
    • Guests might have a false sense of security that there is a "virtual" lifeguard when there is nobody monitoring the system.  
    • There have been criminal cases against homeowners if there is unintentional underage nudity.   (Assume very small kids like toddlers here)  That obviously can have really big implications if that is recorded.

    About 5 years ago Expedition Station invested in a PoE (Power over Ethernet) camera system with an 8 terabyte server for about 3 weeks of video storage. PoE is the way to go because it allows the use of a single Ethernet (Cat6) wire to be ran to each camera to provide excellent resolution/bandwidth as well as power for the camera. We had tried wireless systems with inconsistent frustrating results…although I believe they have gotten better. 
    We have 25 cameras all over the building and cannot express how much the cameras have paid for themselves. (Camera in trash room…Waste Management “says” they picked up but didn’t, Housekeepers “say” they cleaned the lobby but cameras show they didn’t, guest says their car was hit in garage but cameras show that’s not true, party at the pool trashed the area…we billed the VRM, etc. etc) 

    Additionally, the cameras can be remotely accessed with an app and software on a Microsoft PC for even greater control. 

    Multiple bids received and Singletrack Electric out of Denver was mid bid and did an excellent job of running wire and hooking up the system and I would recommend. Hope that helps.

    We have cameras in our parking lot. Not certain of the make.  We don’t have active monitoring but can see what happened and who did it

    Hi Bruce,

    We have installed Ring (wifi) cameras in our garage and some other areas of our building.  They have captured videos of at least 3 owners/guests that have cause damage to our entry garage door.  We also provided videos to the Sheriff's office several years ago when someone stole 3 pairs of skis off a balcony at Hidden River Lodge. The cameras are cheap, we install them ourselves and when an incident occurs, our HOA President - Stu Moore and our PM at SRG can view the recordings for id-ing the perp.

    Decatur had issues with theft in the garage so several years ago we installed a GW Security multi-camera PoE system.  we've turned over video several times now for different incidents.  Its low light and HD video with remote access and motion triggered so that it doesn't waste HDD space and its easy to see where there were events and when there was no motion.  it was about $1500 or so for the main system and 6 cameras, it supports more cameras also.  the wiring is not that expensive as its low voltage LAN cable.
