Radon Mitigation

    Question from Ron Ellis - President, Tennis Townhous

    Has anyone dealt with adding radon mitigation to their buildings?  The evacuation pumps I have seen are very unsightly and noisy.  I don't relish the idea of sitting on my back patio and seeing and hearing several of these.  I have been told internal pumps are not up to code>

    Settlers Creek Townhomes added radon fans in the last 5 years. I was not managing at the time but may be a good first step.

    We are looking specifically for Radon Policies if you have written them.

    Starfire tested all units for radon levels 2-3 years ago at HOA expense. Summit County provides free test kits, but these are not as precise as the machines that commercial companies use.

    Some units already had radon mitigation systems in place that were effective. Others went ahead and installed mitigation units at owner expense - these are the external units that you may not like. I find the fan to be relatively quiet, but I don't sit right next to it. 

    I believe that Northstar installed similar systems (fans with external vents) on a building by building basis - the HOA paid for it because those buildings have subfloors that are common for all units in a building.

    Aspire Property Inspections did the testing. We used All Colorado Radon Mitigation in Denver for the installations - they were good and reasonably priced - happy to provide more info

    Red Hawk Town Homes has 6 buildings with 6 units in each building.  When a unit was sold, the prospective buyer had a radon test performed and it was positive.  So we tested all the buildings.  3 buildings were positive.  The HOA went ahead and had radon mitigation installed in those 3 buildings.  Call our property manager, Emir Odom, for the details.
